Films for buildings that aren't finished yet.
A specialist team for developers, sales centres, and master-planned communities. Property films, CGI animation, and owner stories built to convert the walk-in — not just to fill the brochure.

AI-enhanced
from brief to screen.
We have integrated machine-intelligence at every stage of the real-estate film pipeline — from pre-visualisation through on-site optimisation to distribution targeting. The result: shorter delivery windows, render accuracy that holds under investor scrutiny, and campaign precision that was not possible two years ago.
- 01
Pre-visualisation at render speed
AI-generated previz from engineering drawings lets clients approve composition and lighting before a crew is on-site. Iterations that used to take weeks now resolve in hours.
- 02
Intelligent CGI plate matching
ML-assisted compositor aligns CGI render passes to on-site footage — matching sky, ground-plane, and material reflectance with sub-pixel accuracy across every shot.
- 03
Predictive audience targeting
Post-delivery, AI audience-modelling identifies the highest-intent buyer cohorts for each asset class — informing media placement before the first spend goes live.
- 04
Automated milestone capture
AI review of drone footage across construction milestones flags the precise frames worth grading — cutting hours of review into a ten-minute approval pass.
The world's most ambitious names brief the same team every launch.
A selection of clients we've produced work for. Most of our work is held under NDA; full reel available on request.
A property film is a contract for a building that doesn't exist yet.
The buyer is committing real money to something they cannot walk through. The film has to hold up to that commitment. Render accuracy, material truth, scale, light — every shortcut shows up in the brochure five years later.
One team handles brand, CGI, on-site, sales-centre, and always-on milestone capture. No three vendors, no three aesthetics. The film at handover is recognisably the same film as the one at launch.
The film that sells
before it's built.
We recently worked with LuckyLion - they were absolutely brilliant. Their professionalism, creativity and calm energy made such a difference – nothing was ever too much trouble. They bring a huge amount of experience and they’re a real pleasure to work with. We couldn’t have done it without them!

A short list of things we won't do.
- 01
We won't render a building we haven't read the drawings for.
CGI is bound to the engineer's file, not the moodboard. If the render lies about the asset, the buyer notices on handover.
- 02
We won't skip the sales-centre brief.
A property film is only as useful as the touchpoint that plays it. We build for the room as much as the screen.
- 03
We won't show staged residents.
Owner-story films use real owners, fully consented. No actors. No fake families. The point of the film is that it's true.
- 04
We won't over-CGI an on-site shot.
If the building is up, we shoot it. CGI is reserved for the parts that don't exist yet. Honest about which is which.
If that sounds like a house you can brief,
Frequently asked, candidly answered.
Yes — milestone capture from ground-break through handover is one of our most-run programmes. We carry site-safety crew, permits, and aerial cover.
Yes — render-to-film, master-plan animation, and CGI plate compositing are in-house. Built to engineer-grade drawings, not artist references.
Dubai, Abu Dhabi, Riyadh, AlUla, and Doha are our most-active markets. We work elsewhere by referral.
Every project is different. Some ideas move quickly, others need time to develop properly. Once we understand your brief and objectives, we'll map out a clear timeline from concept through to delivery.
Absolutely. While we're based in Dubai, we work with brands across the region and internationally. Our team and production partners allow us to deliver work wherever it needs to happen.
We usually start with a strategic conversation — understanding your brand, audience and objectives. From there we shape the idea, develop the creative, and bring it to life through film, content, events or campaigns.
Both. We can collaborate with existing teams or develop the entire creative campaign from scratch — from strategy and concept through to production and delivery.
Yes. Many of our clients work with us on an ongoing basis — whether that's campaign development, content creation, or creative support across multiple projects.
Send the
master-plan.
A short brief — asset, phase, sales-window — is enough. A senior creative replies within one business day with first thoughts on look, crew, and a candid budget shape.
